Commissioning
How does a commission begin?
With a private enquiry, read personally by our Private Client Director, who will arrange a first conversation in confidence. If the land, the timing and your ambitions suit the way we work, we invite you to a private briefing, and from there to a pre-construction study of your site. We accept a limited number of commissions each year, so we are candid about fit from the start.
Why is the pre-construction study paid?
Because it is real professional work, and it protects you. The study evaluates your site and its planning constraints, sets out your lifestyle brief and an architectural direction, and prepares an indicative cost plan, programme and consultant strategy. Its scope is agreed privately for each site. You come away with a clear, considered basis for every decision that follows, whether or not you proceed with us.
Do you publish prices?
No. Every residence is different: the land, the brief, the materials and the level of craft vary so widely that a published figure would mislead more than it informs. Investment is discussed privately, once the pre-construction study has established what your particular residence involves, and is then held within a cost plan you approve.
Do you work outside the Klang Valley?
Our focus is the enclaves described on this site, together with selected locations such as Seremban 2 and Nilai. If your land lies elsewhere, please ask. We would rather consider it carefully and tell you honestly whether we can serve it well than accept a commission we cannot give our full attention.
Design
Who designs the architecture?
The architecture is led by an appointed Professional Architect registered with the Board of Architects Malaysia (LAM), working within our team alongside our interior designers, landscape architects, quantity surveyors and construction team. Because every discipline sits under one roof and one accountability, the residence is resolved as a whole rather than passed from one practice to the next.
Can we keep our own architect or interior designer?
Often, yes. Some families come to us with an architect or interior designer they already trust, and we are glad to discuss how they might contribute. What must be agreed at the outset is how responsibilities are shared, so that the single accountability that protects you is not diluted. We will be open with you about what works well and what does not.
How involved will we be in design decisions?
As involved as you wish to be. Your Private Client Director guides you through each stage, and nothing is fixed without your approval. Every decision, material approval and change to the cost plan is written into a private record of your residence, so that you, and later your family, can always see what was agreed, when and why.
How is our privacy protected?
Discretion runs through everything we do. Enquiries and briefings are held in confidence, the record of your residence is private to you, and we do not publish your name, address or home without your express consent. The same care extends to the design itself: approaches, screening and the arrangement of rooms are considered so that the house offers true seclusion to those who live in it.
Construction
How long does a residence take?
Typically two years or more from first brief to handover. The pre-construction study, design and authority approvals take time to do properly, and construction depends on the site, the scale of the residence and the craft involved. Your study includes an indicative programme, which is refined as the design develops and kept current throughout the build.
How will we follow progress, including from abroad?
Through your Private Client Director and the private record of your residence, which you can consult wherever you are. It holds weekly visual site reports, the current programme, procurement, approved variations and payment certificates. If you live overseas or travel often, the record is designed so that you never need to be on site to know exactly where things stand.
How are changes (variation orders) handled?
Openly, and before any work is done. If you wish to change something, or a condition on site requires it, we set out the effect on cost, programme and design in a variation order. Work proceeds only once you have approved it, and every change is recorded against the cost plan, so the true position is always visible to you.
Who are your craftsmen?
Specialists we know and trust, drawn from our Approved Craftsman Network: masons, joiners, glaziers and finishing specialists whose work has been reviewed against the Mahligai Standard. Each trade's work is inspected at defined stages and the results recorded, so that what is hidden behind walls and beneath floors is held to the same standard as everything you see.
After handover
What happens at handover?
An unhurried, orderly handover. Every system is tested and the residence is inspected against the Mahligai Standard before you receive the keys. You are given the Mahligai Quality Dossier, bringing together quality records, warranties and a digital house manual, and we walk you through how the house works, so that it feels familiar from the first day.
What does Residence Care include?
Residence Care begins at handover. It covers attention to defects during the defects liability period, the management of warranties and planned maintenance, so that the residence ages well. Your Private Client Director remains your point of contact, and the private record of your residence continues, so every future repair or alteration builds on a complete history. The details are agreed with you privately.
