The character

Also known as Bukit Damansara, this is one of Kuala Lumpur's most settled neighbourhoods: winding streets, deep gardens and older bungalows on sloping land. For many families here, the most meaningful residence is one rebuilt on ground they already know.

Damansara Heights grew up on rolling ground west of the city centre, and it still feels like a neighbourhood rather than a development. Streets follow the contours, gardens are generous and often shaded by trees older than the houses beneath them, and many plots hold bungalows from an earlier generation of Malaysian domestic architecture, with layouts and services that no longer suit the way families live today.

For these plots, the most rewarding path is often a considered knockdown and rebuild. A new residence can keep what the land already does well, its views, its mature canopy, its quiet approach, while resolving what an older house cannot: open living spaces that stay cool, a private garden court, generous rooms for several generations and services designed for decades of use. Courtyard planning suits the setting particularly well, drawing light and air inward while turning a discreet face to the street.

What we look for here

    Slope and retaining walls

    Many plots here fall across the site or towards the road. Existing retaining walls, cut slopes and foundations should be surveyed and assessed early, as they shape the demolition sequence, the new structure and, often, the programme itself.

    Mature trees

    Established trees are part of what gives the neighbourhood its character. Where they stand on or beside the plot, it is worth understanding early which may be retained, how their roots are protected during works, and whether the local authority's consent is needed.

    Planning controls

    Rebuilding does not always permit the same envelope. Height, setbacks, plot coverage and other controls applied by Dewan Bandaraya Kuala Lumpur (DBKL) should be confirmed for the specific lot during the pre-construction study, before a design direction is settled.

    Neighbours during works

    In a settled street, how a residence is built matters as much as what is built. Vehicle access, working hours, dust, noise and the condition of neighbouring walls deserve a clear plan, agreed and communicated before demolition begins.
