What the study covers
The study is scoped to each site and each family, but it always brings together the same foundations:
- Site evaluation — the land’s boundaries, levels, soil, trees, orientation to sun and wind, and the neighbours around it.
- Planning constraints — what the local authority allows on the lot: height, setbacks, plot ratio and any conditions particular to the enclave.
- Your lifestyle brief — how the household lives, grows and receives guests, set down as a spatial programme of rooms and their relationships.
- Architectural direction — an early narrative and preliminary massing, showing how the residence might sit on the land.
- An indicative cost plan and programme — prepared by quantity surveyors, so that ambition and investment are discussed together from the start.
- A consultant strategy — which disciplines the residence will need, and how they will work together.
Why it is paid
Because it is real work, done by the people who will be responsible for the result. A paid study means the advice you receive is independent of any wish to win a contract quickly, and the time spent on your land is properly given. It also means you own a clear, considered foundation for your residence, whatever you decide next.
